According to the National Association of Realtors, the average size of a U.S. home is about 2,250 sq ft, and the average size of a Vermont home is about 1,850 sq ft. 

77% of real estate buyers choose to perform a Home Inspection. We feel bad for the 23% that don’t. 

A Home Inspection is a visual inspection of the home’s accessible areas and systems, including operation of the home’s many features using normal controls. We look at many things: the exterior; the interior; the structure; the plumbing; the electrical; the heating and cooling; the roof; the foundation; and everything in between. A home inspection doesn’t involve specialized tools, though we have them. It isn’t a code inspection, though we know it. And we can’t see through walls, though, someday, maybe.

During the inspection, your licensed Vermont Property Inspector will identify any defects or safety hazards present in the home, as well as explain the many different features of your home, how to operate them all, and show you the critical components that every homeowner should know, such as the main shutoffs for water and electricity. We conduct every inspection according the Vermont Standards of Practice (SOP), though there are many things beyond the scope of the SOP—such as well pumps and tanks, or driveways—that we include as standard in all of our inspections. A Home Inspection typically takes between 2-3 hours to complete, but can take longer with larger or multi-family homes.

Within 24 hours of the conclusion of your inspection, we deliver a detailed, high-quality Written Inspection Report. The written report includes over 100 individual inspection items accompanied by detailed descriptions and photos highlighting our inspection findings. Additionally, each item that we inspect is given a rating so that, at-a-glance, you can make informed decisions about the near and long-term maintenance of your home.
